Terms and Conditions
Payment Policy:
- All quoted rates are in Euros per villa per night and are including VAT service charges.
- Thirty (30%) deposit is required to secure the reservation of the villa. If the reservation is cancelled 14 days prior to the arrival date, the Deposit is Non-Refundable.
- To confirm your reservation, we require a valid debit or credit card at the time of booking. This card will be used to secure your booking and may be pre-authorized for any applicable deposit or charges in accordance with the terms of your stay. The name on the card must match the name of the primary guest on the reservation.
- Full balance of accommodation payment is required if booking is made 14 days prior to the date of arrival.
- Full settlement of accommodation is required on check-in at the Resort if booking is made on the date of arrival.
- Infant from 0-24 months (baby chairs, baby cots can be requested to the villa free of charge- upon availability)

Prepayment:
The full payment will be required to be completed 14 days before arrival through the online payment-link (JCC) which will be sent to your e-mail/phone for direct bookings.Thirty (30%) deposit is required to secure the reservation of the villa. If the reservation is cancelled 14 days prior to the arrival date, the Deposit is Non-Refundable.
Your credit card will be charged for the Total Price of your stay as per the booking. Please note that the credit card used to pay for the booking may be requested at Check-in. If the payment is not completed, the reservation will be cancelled.
Prepayment means any payment made at the time of booking by the Customer and via our associates. Once the pre-payment had been made, the Customer will receive an email confirming the booking.
The amount charges at the time of booking the Service includes the total amount included (including all applicable taxes).
The debit of the amount of the booking may take some time to process. if after the processing time the amount of booking has not been debited, the booking will be cancelled.
Pre-authorization:
- We reserve the right to pre-authorize your credit or debit card during your stay.
- What is a pre-authorization? A pre-authorization is a temporary hold of a specific amount (€200) of the available balance on a credit or debit card. The pre-authorization is not a charge and no funds will be debited from your account.
- Why is the credit card pre-authorized? The pre-authorization guaranteed us that the funs are available to pay for any charges incurred and or any damages that might incur to the villa.
- Who is responsible for the pre-authorization procedure? Periyiali Resort are responsible for the maintenance and management of the pre-authorization process.
Damage Deposit:
- Guests shall pay a damage deposit of €200, which we pre-authorize Credit/Debit Card on Arrival.
- When does the pre-authorization get releases from the credit card?
This varies dependent on your individual credit/debit card.
Upon your check out, if your card has been pre-authorized, your room charge and any extras will be charges to your card as a 'completion' transaction, this will appear on tour credit card statement within 3 working days.
However if you choose to pay the balance with another credit card or method of payment we will cancel the pre-authorization and this could take a few working days to clear in your account.
Cancellation policy:
- No Shows and unexpected/early departures are subject to 100% cancellation charges on all booked but unused nights.
- For cancellations less than 14 days prior to arrival or for cancellations during the guests' stay, the full amount is Non-Refundable
Check-in and Check-out Policy:
- Check-in time from 16:00 hours.
- Check-out time is 10:00 hours.
Online Check-In & Guest Registration Policy
To facilitate an efficient arrival process and to comply with legal and security requirements, Periyiali Konnos Villas Beach Resort provides an Online Check-In service through our official website. Guests are strongly encouraged to complete this process prior to arrival.
Mandatory Information Requirements
During the Online Check-In procedure, the booking holder (“the Booker”) is required to submit accurate and complete information for all persons who will be accommodated in the villa, including:
- First name and last name
- Date of birth
- Passport or national ID card number
In addition, the Booker must provide a valid:
- Email address
- Telephone number
The number of guests registered during Online Check-In must not exceed the number of guests confirmed in the reservation.
Verification of Identity Documents
All guests must carry a valid physical passport or national ID upon arrival.
The Resort reserves the right to:
- Verify the authenticity and accuracy of all information submitted,
- Inspect identity documents at check-in,
- Refuse accommodation or adjust the reservation in the event of discrepancies, incomplete data, or failure to present valid identification.
Registered Guests and Access to Villas
Only guests whose details have been submitted during Online Check-In and verified by the Resort will be permitted to occupy the villa.
The presence of unregistered individuals or additional guests is strictly prohibited.
Responsibility of the Booker
The Booker is responsible for:
- Ensuring that all information submitted is complete, accurate, and truthful,
- Registering every individual staying in the villa, including minors,
- Providing updated information should guest details change prior to arrival.
Non-compliance may result in delays, extra charges, or refusal of accommodation.
Processing of Personal Data
Personal data collected during Online Check-In is processed exclusively for purposes related to guest registration, identity verification, operational needs, and compliance with legal obligations.
All data is handled securely and in accordance with the Resort’s Privacy Policy and applicable data protection legislation.
Acceptance of Terms
By completing the Online Check-In process or by proceeding with the stay, guests acknowledge and agree to be bound by this policy and by all other Terms & Conditions of Periyiali Konnos Villas Beach Resort.
- The guests are requested to settle their extra charges during the stay when the amount exceeds €600.
The Front Desk Team will contact the guest to proceed with payment of the villa's extra charges.
- Early arrivals and late departures can be arranged to an additional cost and subject to availability direct with the resort team.

Key Cards:
Key cards provided upon arrival must be returned upon departure. A fee of € 10 per unreturned key card will be charged, and we reserve the right to deduct this amount from pre-authorization.
Health & Safety:
For strict Health
& Safety reasons, the use, operation, or presence of any barbeque (BBQ)
equipment is strictly prohibited anywhere within the premises of Periyiali
Konnos Villas Beach Resort, including but not limited to villas, terraces,
gardens, balconies, and common areas.
This prohibition
applies regardless of whether the barbeque (BBQ) equipment is:
- Owned by the guest or a third party
- Portable, disposable, electric, gas, or
charcoal-based
Breach of Policy
In the event that a
guest brings, installs, attempts to use, or operates a barbeque (BBQ) on the
property, Periyiali Konnos Villas Beach Resort reserves the right, at its sole
discretion and to the extent permitted by applicable law, to take one or more
of the following actions without refund:
- Immediate termination of the stay and eviction
from the property
- Imposition of a penalty fee of €1,000, charged to
the guest’s account or security deposit
- Recovery of any additional costs or damages
arising from the breach, including but not limited to fire risk, property
damage, cleaning, or third-party claims
Such actions may be
taken without prior notice where Health & Safety is deemed to be at risk.
Kitchen At the villa: The kitchen is solely used to heat food. All forms of cooking and processing food that cause odors and smoke, or are unsafe and may lead to fire or explosion in the Villa Kitchen are strictly prohibitedPeriyiali Resort is not responsible for food safety or hygiene issues if the Guests cook in the Villa.
Cleaning Service

Cleaning services, including linen and towel replacement, are provided
every 3 days for stays of five nights or longer.
· Stays of fewer than 5 nights do not include a cleaning service.
· The exact days of cleaning service depend on scheduling and
availability.
·
Bathroom supplies are provided upon arrival. The refill of it is not
included during the service.
·
Additional cleaning or/and amenities can be requested at additional
